The Minquadale Village Story

 

Minquadale Village originally opened more than 50 years ago and is now a 76-site, resident-owned manufactured home community.

But that transition didn’t happen overnight. We formed the Minquadale Village Homeowners Association. and started on the path to resident-ownership in 2009. That’s when, with the help of NCALL, INC., and ROC USA, LLC, we purchased and took control of our community on July 2, 2009.

Now, the resident-owned community (ROC) is not only a successful business, but also a thriving neighborhood.

The process of the resident-owned community buying the land beneath our neighborhood brought this community closer together. Not only do we know far more of our neighbors than ever before, but we look out for one another, too. And with no outside landlord to report to, we’re the envy of other nearby manufactured home communities.

Our Member households elect our Board of Directors, which works with a property management firm and also appoints various volunteer committees to help with special projects, celebrations, community improvements and more. The Board submits a budget every year, and the entire Membership votes on it and any changes to the rent before the budget becomes official. We’re running the business that is our community on our terms, by our rules, for the betterment of ourselves and our neighbors.

Minquadale Village is a well-established community in New Castle, Del., for people who enjoy convenient access to the city, and also want to be close to an abundance of outdoor activities. We are located just a few miles from downtown New Castle and Wilmington and 45 minutes from Philadelphia. Minquadale Village is an ideal spot for nature lovers with Battery Park minutes away. It’s a beautiful place for walking, jogging, hiking, fishing and picnicking. We are a short drive to grocery stores, movie theaters and Interstate 95. New Castle is situated along the Delaware River and in the spring and summer, it is an ideal location to watch the Tall Ships.

Delaware Technical Community College is a 10-minute drive from Minquadale Village and offers more than 100 academic programs to choose from right in our backyard. Five minutes from the Delaware River with beautiful water-side trails, we are a family and pet friendly community with an ideal location. Highway 13 South is nearby, with quick access to the Delaware beaches, you can drive an hour for a fun day trip to the serene Atlantic Ocean. along with the Highway 93 Bypass. Each May, the city of New Castle hosts the May Market in Historic New Castle and River Towns Fall Festival are a few events right here in New Castle. Summer music festivals in Battery Park are just a few of the local activities at our fingertips.
